A family legacy

For owners Sarah and David Kidd, this peaceful, low-maintenance property has been thoughtfully updated and extended to accommodate their visiting daughters, grandchildren and friends. The new extension and layout are ideal for gatherings with a new swimming pool to soak in while enjoying the stunning mountain views.

Director of Modbox Joe Daly says, “Sarah and David, together with Darryl Sutton at DK Architecture and Modbox, previously drafted and consented the new swimming pool, so DK Architecture was a natural choice, and there were strong historical relationships in place from a previous job well done.”

Darryl of DK Architecture designed the 40squaremetre extension with a new primary bedroom suite that transitions out to the pool area. Additional bathrooms make guests feel at home, along with a TV nook with a fireplace, cosy wood panelling and dark walls.

Sarah and David knew exactly what they wanted going into the renovation. “They already lived in the home beforehand, and it was a very nice home as it was,” says Darryl. The brief was for the new extension to be a seamless update of the original home that was built around 20 years ago. “The exterior of the house is finished in schist with vertical board and batten to match the existing cladding. The rear extension and remodelling of the interior translated through to the kitchen, living room and new exterior doors and awnings.”

Joe says: “We collaborated closely with DK, Sarah and David throughout. From concept lock-in right through construction, including early pre-planning on Resource Consents and Building Consent applications.”

While the original home was well-built, building code changes and material deterioration were considerations throughout. The roof connections were particularly challenging when tying the new Viking Enviroclad membrane roofing into the existing corrugated profile. Updating the existing in-floor heating and cladding connections also presented challenges for the Modbox team.

“Early planning and close collaboration with DK Architecture helped us manage scope and deliver perfect weathertight junctions, creating a seamless extension that feels like it’s always been there,” says Joe.

The cladding is a deliberate blend of retained original materials and new high-performance systems, with a completely seamless, low-maintenance exterior.

“For the extension, we introduced new IPL AlpineClad plywood cladding installed with vertical facing battens over a drained and ventilated cavity, finished in Woodgrain Pitch Black to match the existing aesthetic exactly. Fascias, soffits and spouting are in Colorsteel Thunder Grey,” says Joe.

The new high-performance warm-roof system blends with the existing corrugated Colorsteel profile on the original roof sections and the extension roofing. The visible metalwork is in Colorsteel Thunder Grey.

Achieving full structural continuity across the old and new work, tying slabs, walls, and roof junctions, required meticulous planning and collaboration with DK Architecture and the structural engineers. “The result is one cohesive, rock-solid home,” says Joe.

“We worked closely with Wilde and Stone Interior Designers to bring the calm and cohesive vision to life,” says Joe. Most of the walls and ceilings are painted in Resene Rice Cake with subtle accents of Balderdash, Half Tea, and Quarter Tea, with matching semigloss skirtings and architraves. The Media Room features Salvare Silvered Spruce timber panelling on the ceiling.

The kitchen is coloured in Mist Iron and Mist Naturale and along with the bathrooms features Vista Limestone Ivory tiles with Fusion Sand accents and mitred edges. In the primary ensuite, large format tiles and micro-cement create a seamless modern finish. The new window and door joinery has been powdercoated to match the existing window joinery.

Luxurious Forte Obsidian engineered timber flooring brings natural warmth in the living areas, media room and yoga studio, with new carpet in the hallway and bedrooms.

The crisp white kitchen joinery complements the kitchen island and open plan interiors, and the pantry features a three-panel flutedglass stacker slider. “Radiant in-slab heatingplus concrete thermal mass keeps the home comfortable year-round, exactly what a Central Otago family home needs,” says Joe.

Darryl says the renovation was a team effort and points out the effortless flow through the home. “The site and how the inside relates to the outside, and the way the pool seamlessly transitions between the living space and the bedrooms, is very special.”

Joe says: “The natural light, mountain views, and low-maintenance sanctuary feel bring the home together. It’s now the perfect peaceful base for private family gatherings.”
