Waterfront calm

Life along the Pauanui Waterways unfolds at a slower register, shaped by water, weather and horizon. This home is perfectly tuned to that rhythm, articulated through a sequence of gabled forms in cedar, steel and board-formed concrete, softened by established planting. This interplay between structure and landscape establishes a calm, responsive dynamic at the water’s edge.

Designed by Johnston Architects and brought to life by Bespoke Interior Design, the home sidesteps the obvious references often found in coastal architecture. There are no overt nautical references or expected beachy tropes. Instead, the design relies on materials, proportion and detail to establish its identity, with spaces suited for year-round living.

Details lend themselves to the waterfront lifestyle beyond, such as the outdoor shower and the floorplan’s ease of movement. The home is organised as three gabled pavilions arranged around a central courtyard loggia, forming a U-shaped plan that balances canal views with a more sheltered internal focus. This approach allows the house to feel connected to its waterfront setting while maintaining privacy and protection from the elements.

The flat site accommodates four bedrooms, an office, media spaces and generous outdoor living, while breaking the programme into smaller forms helps the home sit comfortably within its surroundings. Living spaces occupy the canal-facing edge of the plan, capturing northern sun and uninterrupted views across the waterways. Inside, the main living areas are defined by a dual-aspect arrangement, with outlooks to both the canal and courtyard. Clerestory glazing extends into the gabled roofline, drawing daylight deep into the interior, while exposed beams help define and anchor the open-plan kitchen, dining and living spaces.


This intentional arrangement allows the home to open on both sides, creating a layered sequence from street to water, says Matt Jeffery of Johnston Architects. “Steps from the living areas descend past the deck and pool to the private jetty, reinforcing the sense that the house is part of the waterfront landscape rather than simply overlooking it.”

Collaboration was key. The shared design intent guided the project from the outset, with architecture and interiors developed in tandem rather than in sequence. The result is a home where each discipline strengthens the other. “Working closely together meant the interior detailing, materials and spatial planning could reinforce the architectural ideas rather than compete with them,” Matt says.


“The view had to be king,” says Jane McAulay, director of Bespoke Interior Design. Stone and Venetian plaster are layered in similar tones, creating a sophisticated, cohesive look. Colour is restrained, while variation comes through a mix of finishes and fabrics rather than contrast. “We intentionally avoided creating a ‘beach house’ and wanted an original design that would stand the test of time. All materiality had to be layered and harmonious to achieve this.”

“The interiors introduce warmth and texture while respecting the clarity of the structure, helping the house feel both elegant and comfortable for everyday family life,” Matt says. Epitomising this is the Escea DS1400 gas fireplace, a frameless, linear design with an expansive glass window that enhances natural flame presence. Featuring Escea’s flexible flue and Powered Direct Vent technology, it adds depth and atmosphere without disruption.

Inside, the focus shifts from form to feel. The challenge throughout was softening the brutalism and finding balance. Every surface needed to perform in a coastal environment shaped by sand, water, and constant use, yet remain refined.


That thinking carries through the material selections, best showcased in the kitchen area. Durable Taj Mahal granite was chosen instead of marble, while high-performance porcelain surfaces in high-use areas ensure longevity. A granite composite sink and gunmetal tapware by Plumbline continue the same material language. “I really love the kitchen in this home, especially,” Jane says. “Khaki undertones with cream and grey warmth work well with the inky specialist stain to bring about a truly cohesive feel.”

Timber remains a constant thread. Genuine Oak engineered timber flooring by Hurfords in the shade Nuage, installed by Goodwood Flooring, runs throughout the house, while custom petrol-toned timber veneers are paired with lighter putty oak finishes in joinery and cabinetry.


Bespoke Interior Design selected, curated and procured all interior fixtures, finishes and furnishings. They also curated a custom interior package for this property, such as the custom-made composition sofa in its textured suede tone, paired with a striking metal angled table. Rather than relying on repetition, textures and tones shift within a controlled scheme.

Lighting was treated with the same level of consideration, designed to enhance rather than dominate. As daylight fades, carefully selected Aalto paint colours, Venetian plaster and VidaSpace timber finishes take on a different character, creating a softer and more intimate atmosphere. Bespoke Interior Design also commissioned artwork for the home, helping establish a sense of personality and permanence from the moment the owners moved in.


What makes the interiors successful is their ability to make a robust architectural shell feel comfortable. The concrete and black steel that define the exterior continue inside, but they are handled differently. Dark timber floors and veneers introduce depth, while lighter oak finishes create relief. Nothing feels heavy despite the moodier tones chosen.

“One of the most rewarding aspects of the project is how it supports the lifestyle of the owners,” Matt says. “The design encourages an easy transition between indoor and outdoor living, whether that’s launching a kayak from the jetty, gathering around the courtyard fire, or opening the house completely to the water on a warm day.

“Ultimately, the goal was to create a home that feels connected to its setting and enhances the experience of living on the Pauanui waterways. It’s a place that feels both relaxed and enduring, and that will continue to serve the family well for many years.”
